Lobby Upgrade

Service: Project Management

Results:

  • Contemporary Lobby Upgrade: New feature wall tiles and timber-look panels transformed the lobby into a modern, welcoming space. Lift doors, frames, and interiors were reskinned to match, delivering a consistent and polished aesthetic throughout.
  • Cost-Effective Finishes: The existing floor finish was retained and integrated into the new design, while new carpet inserts were installed at the lobby entrance to enhance durability, define the space, and complement the surrounding finishes.
  • Service Integration & Tenant Consideration: Mechanical, electrical, and fire services were upgraded to meet compliance and suit the new layout. A staged delivery approach was implemented to minimise disruption to building tenants throughout the works.

Project Overview

Nutbrook Group was engaged by CapitaLand to project manage multiple concurrent projects at 108 Wickham Street, including a speculative suite fitout on Level 3 and a stair infill on Level 4/5. During the course of these works, CapitaLand identified an opportunity to revitalise the ground floor lobby to align with the refreshed design and aesthetic being implemented on the upper floors.

The lobby upgrade was initiated with the dual objective of modernising the building’s entrance and enhancing its appeal to prospective tenants. Nutbrook Group was subsequently engaged to manage the end-to-end delivery of the upgrade, working in close collaboration with CapitaLand, Gray Puksand (Architects), Nutbrook Group’s in-house engineering team, and Colliers (Property Managers).

Our Approach

The ground floor lobby upgrade at 108 Wickham Street was approached with a focus on design alignment, stakeholder coordination, and minimising disruption to an operational building.

Nutbrook Group adopted a collaborative and structured project management methodology, working closely with CapitaLand, Gray Puksand, and internal engineering teams to ensure that the lobby upgrade complemented the concurrent works on the upper floors. From the outset, clear objectives were established around enhancing the building’s visual appeal and functionality while maintaining tenant access and safety.

Key project elements included:

  • Early Engagement and Planning: Initial coordination meetings were held to align architectural vision, services requirements, and construction logistics. Nutbrook Group ensured all design and services upgrades were scoped to integrate seamlessly with the existing building infrastructure.
  • Design and Services Integration: Leveraging in-house engineering capabilities, Nutbrook Group facilitated the integration of HVAC, electrical, and fire services upgrades into the lobby redesign, ensuring compliance with current standards and alignment with aesthetic goals.
  • Staged Delivery and Communication: The project was carefully staged to maintain full functionality of the lobby during business hours. Regular communication with tenants and the facilities team ensured awareness of upcoming works, access routes, and safety protocols.

This proactive, coordinated approach enabled the project to be delivered efficiently, with minimal disruption, and to a standard that reflects the broader enhancement strategy for 108 Wickham Street.

The Benefits

The upgraded lobby delivers a modern, professional, and welcoming first impression, significantly enhancing the building’s overall image for visitors, clients, and prospective tenants. By creating a refreshed and functional space, the upgrade increases tenant appeal, supporting satisfaction, retention, and attracting high-quality occupants in a competitive leasing market. As a result, the enhancement adds long-term value to the property, strengthening its market position and supporting future leasing and valuation outcomes.
