Project Overview

ESR Australia engaged Nutbrook Group to conduct a feasibility study of the electrical infrastructure at 45 McNaughton Road, Clayton. The objective was to assess whether the electrical capacity of Unit 2 could be upgraded to meet the supply requirements of an incoming tenant. The site consists of three warehouse buildings, each accompanied by a two- or three-storey office and dedicated tenant parking.

The feasibility study confirmed that the existing electrical cabling was insufficient to meet the incoming tenant’s requirements.

As a result, Nutbrook Group was engaged to provide detailed engineering design services, prepare tender documentation, and manage both the tender and construction phases of the project. Nutbrook Group also delivered project management services throughout the construction phase.

To meet the increased demand, the electrical supply capacity at Unit 2 was upgraded from 250A to 500A. The scope of works included the replacement of tenant switchboards, submain cabling, and circuit breakers. Approximately 380 metres of new submain cabling was installed underground in conduit, running from the Main Switchboard to the Unit 2 switchboard, ensuring a robust and reliable power supply.

Our Approach

Nutbrook Group began by conducting a comprehensive review of the site and existing documentation, confirming that an upgrade to the incoming supply capacity at Unit 2 was essential. Further investigations were undertaken to support the development of detailed design and tender documentation, enabling the engagement of a contractor under a Design and Construct contract.

Throughout the construction phase, Nutbrook Group acted as both project manager and services engineer. This integrated approach streamlined project delivery, reduced risk, and provided ESR with a single point of accountability across technical and commercial matters. Delivering the works within a live industrial and logistics environment added complexity, but through proactive planning and stakeholder coordination, the project was delivered safely, efficiently, and without disruption to ongoing operations.
