Project Overview
ISPT engaged Nutbrook Group to project manage the refurbishment project for the asset repositioning project at the Riverside Corporate Park, 1 Julius Avenue, North Ryde. The Ground Floor and Level 1 tenancies were previously leased to a data centre business with half of the Ground Floor tenancy used as a data centre. The project works were required as part of a new lease deal that encompassed part of the Ground Floor and Level 1 tenancies.

The works were completed within a short timeframe which has allowed the incoming tenant to complete their fitout and occupy the tenancy prior to their existing lease expiry. The new tenant is now occupying the tenancies.
Our Approach
The project included many stakeholders including the asset owners, incoming tenants with their design and project management teams and the building operations team. Nutbrook Group worked closely with the various project stakeholders to understand each of their requirements and ensure that these were incorporated in the project design and scope.
Throughout the project, Nutbrook Group kept a track of scope, budget and delivery requirements to help to develop creative solutions to balance competing and challenging needs. The works were delivered in an operational building and the delivery of works needed to ensure that disruption was minimised.
Regular, detailed and tailored communication was provided throughout the project to all stakeholders. These updates provided each stakeholder with adequate information to inform decision making and ensure that impacts and risks were understood, and management plans could be agreed.
The Benefits
Delivering this complex project was a challenge, especially with tight deadlines associated with the incoming tenants lease expiry.
Design and long lead times associated with the HVAC and electrical infrastructure needed to refurbish warehouse type space with no mechanical ventilation system to suit the technical requirements of the incoming tenant was a complex challenge. Moreover, the building had some unresolved façade glazing leaking issues which required novel solutions to provide ongoing protection for the space.
We worked closely with the consultants, facilities manager, contractors and building tenants to identify and resolve the challenging logistical and technical requirements to ensure that the project met all of the stakeholders’ needs and requirements.
Our collaborative approach ensured we delivered an upgraded asset suited to occupation by multiple tenants, supported by robust building services infrastructure, and upgraded presentation that reflects the asset’s quality and that enhances the way the building is experienced by its users.
