Project Overview

Nutbrook Group were engaged by UBS to provide project management services for the design coordination, request for pricing and construction phases of the 600sqm Level 13 fitout works. Nutbrook Group also managed the construction phase of the lift lobby and amenities upgrades at 484 St Kilda Road, Melbourne.

The building is a 15-storey A-Grade commercial office tower. The existing Level 13 fitout, left by the previous tenant, required complete demolition before the new design could be delivered for the incoming tenant. The scope included the removal of intertenancy stairs and slab infill works to separate Level 13 from Level 14.

The lift lobby and amenities upgrade involved a full refurbishment, including bathroom upgrades, new floor and wall tiling throughout, lighting enhancements, updated directory signage, and painting of the lifts to create a modern and inviting environment.

Our Approach

During the design phase, Nutbrook Group coordinated multiple design input meetings with UBS, the appointed architects, and the incoming tenant to define the fitout requirements and visual preferences prior to engaging a design and construct contractor.

Using the design parameters established in the early phases, Nutbrook Group developed and issued a comprehensive request-for-pricing package to facilitate contractor engagement.

Throughout the construction phase, Nutbrook Group provided regular progress updates to UBS and the incoming tenant, ensuring clear communication and satisfaction upon completion.

Delivering this project in a tenanted commercial building posed complex challenges requiring significant planning and coordination.

The Benefits

We minimised disruption by working closely with the asset manager, facilities manager, and contractor to develop and maintain a staged construction plan, continuously updated as the project progressed.

By delivering the upgraded fitout, lift lobby, and amenities, the building’s overall appeal was significantly improved, strengthening its ability to attract and retain high-quality tenants.
