Project Overview
Nutbrook Group was engaged by the asset owner to manage the refurbishment of Level 22 within a 34-storey commercial office tower originally constructed in the 1970s. The project scope encompassed the complete demolition of the previous tenant’s fitout, construction of a new 1,100 sqm speculative suite, and comprehensive upgrades to the lift lobby and amenities.
The new suite was designed as a high-quality, full-floor fitout incorporating open-plan workstations, meeting rooms, a utility room, and a dedicated prayer space — ensuring the space caters to a broad range of prospective tenant requirements. Extensive upgrades were also carried out in the lift lobby and amenities areas.
These included new bathroom fixtures, floor and wall tiling, lighting upgrades, updated directory signage, and repainting of lift doors — resulting in a more modern, welcoming and functional environment for tenants and visitors alike.

Throughout the design phase, Nutbrook Group facilitated value management (VM) and redesign sessions with the asset owner, the architect, and the builder to finalise functional layouts and design intent. The team also collaborated closely with the appointed leasing agents to ensure the floor plan aligned with market demand and prospective tenant needs. These early-stage workshops enabled timely decisions and prevented delays during delivery.
Given the project was delivered within an occupied commercial building, strategic staging and precise coordination were critical to maintain tenant comfort and minimise disruptions.
Despite the complexity, the project was completed successfully with minimal impact on day-to-day building operations, while significantly improving the asset’s market appeal.

The successful delivery of this project has elevated the aesthetic appeal and functionality of Level 22, making it significantly more attractive to future tenants. The carefully considered design and flexible layout align with market needs and expectations, offering a premium workspace environment.
