Project Overview
Nutbrook Group undertook a comprehensive asset condition assessment for Smith Collective on the Gold Coast, a multifaceted residential complex consisting of 19 apartment buildings, a mixed-use retail space, and 82 townhouses. The objective of this project was to thoroughly assess the current condition of all building services and infrastructure, to formulate a strategic 10-year capital plan. To achieve this, we brought together a team of specialist engineers who identified around 410 items in need of attention during the assessment process.
Our Approach
Our process began with a detailed documentation discovery stage allowing us to gain a comprehensive understanding of the asset. This was followed by careful planning to ensure the entire site was inspected within the agreed timeframe. Throughout this process, we maintained open communication with key stakeholders, ensuring transparency and alignment with their needs.
We utilised a standardised condition rating system to effectively prioritise maintenance and replacement activities. This systematic approach facilitated strategic asset planning and enabled cost-effective management of the site.
The Benefits
This project effectively identified immediate requirements for capital or remedial works, thereby improving the strategic management and understanding of capital planning over a 10-year period. It highlighted key short-term remedial actions to prevent substantial future capital expenses and addressed compliance issues as part of risk management. The inspection, conducted by our specialist team, accurately reported approximately 410 items, estimated to represent about 2% of the asset’s value over the next decade.
Additionally, detailed capital cost plans were prepared to assist in funding requests. Overall, this project underscores our dedication to providing precise and strategic asset assessments, essential for efficient long-term planning and management.
