Our approach

Centrally located in Sydney’s CBD, 85 Castlereagh Street is a premium-grade office complex with over 30 levels tenanted to globally recognised companies, professional services companies, boutique law firms and financial institutions.

Nutbrook Group was appointed by asset owner, 151 Property, to project manage and deliver a high-end End of Trip facility refurbishment on the building’s B2 Basement Level.

The building’s strata scheme included four separate assets and owners, which meant the Nutbrook Group team’s ability to keep an extended stakeholder group well informed throughout the project was critical to its success.

The subterranean development – directly below the podium of Westfield Shopping Centre – presented several interesting challenges that Nutbrook Group skilfully accommodated to deliver the project on time and within budget, including:

  • A highly restricted and disconnected work zone, due to existing strata easement;
  • The introduction of fresh air into the Basement Level, within the restricted easement;
  • The complete separation of electricity supply from strata services;
  • Managing construction in a live site with very limited hours for noisy or disruptive works.

The project created a high-end End of Trip Facility perfectly matched to the quality of 85 Castlereagh St. Building users now have a secure temperature-controlled facility with high-quality and attractive finishes, including towel service, fully equipped beauty stations, separate clothing and shoe lockers, drying cupboards and hydration station.

As always, complex projects of this nature are a team effort. Nutbrook Group would like to thank the teams from Siren Design Group, Building Guild and Lucid Consulting Engineers for their technical expertise and contribution to this project.
